Kew Gardens houses thousands of tropical species in its glasshouses, but the plants its horticulturists recommend most for windowless London flats are famously tolerant. The species that survive in flats are not the glossy, demanding calatheas sold as statement pieces, but structural plants that store water and carbohydrates in thickened underground stems — rhizomes, tubers, corms or succulent roots. These reserves allow them to sit in a dim stairwell, a north-facing bathroom or a heatless hallway and simply wait. The key to growing any of them successfully in an apartment is not more leaf care but better root management.

Why Rhizomatous Species Outlast Showy Foliage in Flats

Aspidistra elatior, the cast iron plant, carries this trait to an extreme. A single rhizome can support a clump of dark green leaves for months without a drink, because it recycles moisture from its own storage tissue. Zamioculcas zamiifolia, the ZZ plant, does the same with potato-like tubers at the base of each petiole. These tubers hold enough water and starch to keep the plant alive for up to four months in complete shade. Another rhizomatous survivor is Dracaena trifasciata, still sold under its former name Sansevieria trifasciata and commonly called snake plant or mother-in-law’s tongue. Its thick, fibre-backed leaves are covered with a waxy cuticle that slows transpiration, so it tolerates the dry air of a radiator-heated living room without browning.

The Royal Horticultural Society lists all three among the easiest houseplants for beginners because they tolerate low light, irregular watering and temperatures down to 10°C. For a softer silhouette, Aglaonema commutatum offers variegated silver, pink and red leaf patterns and produces fleshy roots that survive weeks of neglect. The parlour palm, Chamaedorea elegans, is another apartment stalwart: it grows slowly in low light, prefers to dry out between waterings, and rarely complains as long as its rootball is not waterlogged. What unites these species is not leaf toughness but underground storage. The part of the plant that matters most in a flat is hidden in the pot.

The Substrate Rule That Prevents Root Death

Apartment growers rarely kill plants through starvation or low light. They kill them by potting into dense, peat-heavy compost and then watering on a calendar. In a dim room, a plant’s water uptake slows dramatically, but evaporation from a dense compost does not keep pace. The result is a perched water table at the base of the pot, oxygen starvation and the onset of Pythium or Phytophthora root rot. The solution is not less water; it is a more open, structural substrate. Specialist suppliers such as Soil Ninja in the UK and Sybotanica in the United States sell pre-mixed houseplant substrates based on pine bark, pumice, perlite and horticultural grit. For most apartment plants, a mix of 50 per cent fine orchid bark, 25 per cent pumice and 25 per cent coir fibre works well, because it holds moisture without excluding air.

The container matters as much as the compost. Glazed ceramic pots without drainage holes trap water, while terracotta pots breathe and wick moisture away from the rootball. For dim rooms, a slightly undersized terracotta pot is often the best choice: it dries more quickly and prevents the root system from sitting in a constantly wet zone. Lechuza and Elho both make self-watering planters with internal water reservoirs, but these should be used only with a substrate that contains at least 30 per cent perlite or pumice. A standard bag of multi-purpose compost will hold too much water in a self-watering pot and cause the same rot problems that the reservoir was meant to prevent.

Roots need oxygen as much as water. A dense, peat-heavy compost in a sealed ceramic pot will suffocate a Zamioculcas zamiifolia within six weeks, even if the leaves look perfectly healthy.

Watering by Weight, Not by Calendar

In a flat with no consistent light, a weekly watering schedule fails because the plant’s water use changes from week to week. A Zamioculcas zamiifolia in a north-facing kitchen may use 50 millilitres of water in one week and nothing the next. The most reliable method is to lift the pot before and after watering, then rely on weight. A dry pot feels noticeably lighter, and for small specimens the difference is easy to learn within a fortnight. Moisture meters add precision: the Westland moisture meter, sold by Crocus.co.uk and many garden centres, gives a reading from 1 to 4, and most low-light apartment species should be watered only when the reading drops to 1 or 2. The old finger test works too, but only if the finger reaches 5 centimetres below the surface; the top of the compost often dries within a day while the rootball remains saturated.

Water quality also matters in flats. Tap water in hard-water areas can leave a white crust of calcium carbonate on the soil surface and on terracotta pot rims, but few apartment species are sensitive to this. The exception is Calathea orbifolia and other marantaceous plants, which develop brown leaf edges in low humidity and hard water. For those, rainwater or filtered water is essential. But for the structural survivors listed here, the biggest risk is overwatering, not mineral build-up. The rule is simple: water thoroughly until it runs from the drainage holes, then allow the pot to dry until the weight method indicates it is time again.

Watering is not measured in days but in dry-root intervals. A plant in a north-facing hall may need water every three weeks, while the same species in a brighter bedroom may need it weekly.

General garden centres often sell houseplants that have been force-grown in bright Dutch glasshouses and then dropped into a dark shop for a week. These plants look healthy but collapse within a month of arriving in a flat. Keeping Leaves Healthy Without Bright Light

Low light does not mean no light. A plant that can survive in a dark corner will still lose variegation and stretch towards the nearest window if it receives less than 50 lux for months. The species recommended here tolerate low light, but they benefit from even a brief exposure to daylight. Epipremnum aureum will keep its golden marbling only if it receives some indirect light each day; in a truly windowless room, the leaves revert to plain green, which is harmless but less decorative. The solution is not a grow light, but simple rotation: once a month, swap the plant in the dark corner with one from a brighter spot, or move the pot to a windowsill for a few hours. This prevents one-sided growth and keeps the foliage compact.

Leaf cleaning is more important in flats than in conservatories. Dust and grease from cooking settle on the upper and lower surfaces, reducing photosynthesis and slowing transpiration. A monthly wipe with a soft, damp cloth keeps stomata clear and helps the plant cope with low light. Do not use leaf-shine products on species with natural wax or farina, such as Dracaena trifasciata; these products clog the pores and attract dust. For plants with many small leaflets, such as the parlour palm, a lukewarm shower in the bath once every three months dislodges dust and raises humidity briefly without damaging the rootball. In centrally heated flats, occasional misting with rainwater does little for humidity but does clean the leaves; a better method is to stand the pot on a saucer of damp expanded clay granules, which raises local humidity around the foliage by up to 10 per cent without wetting the roots.


The shift from bagged multipurpose compost to engineered substrate is not cosmetic; it changes how roots experience a dim room. Air-filled porosity is the measurable difference. A standard peat-based compost retains roughly 25 per cent air at field capacity, but a coarse mix of pine bark, pumice and grit reaches 35 to 40 per cent. In low light, where transpiration slows and the plant withdraws less water, that extra air space is the difference between a root system that breathes and one that suffocates. Pumice and perlite both hold water in their internal vesicles while leaving large gaps between particles, so each pot becomes a network of moist pockets and dry channels. Roots grow through the channels, cling to the bark, and hydrate only when they touch a saturated particle.

Particle size distribution matters more than the ingredients themselves. Coir and peat form a continuous sponge, which stays wet from top to bottom. Bark, pumice and grit refuse to form a hydraulic seal; water drains past them and collects only at the base, which is exactly where a drainage hole should sit. Soil Ninja, the Derby-based company that supplies open mixes to UK flats, specifies a particle range of 5 to 14 millimetres for its aroid and tropical blends. This range creates pore spaces large enough for oxygen to diffuse deep into the pot. Sybotanica, its American counterpart, adds horticultural charcoal and worm castings for cation exchange capacity, but the structural principle is identical: the mix must drain at least 20 per cent faster than the plant’s demand in a dark week.

In a sealed ceramic pot, a fine compost and a low-light plant, the root system dies from oxygen debt before the first sign of drought appears.

Growers can build this substrate at home with ingredients from any good garden centre. A medium-grade orchid bark, sold by companies such as Westland and Peters & Browne, forms the skeleton; pumice from specialist suppliers like Kaizen Bonsai adds the moisture-retaining voids; and a small fraction of fine grit prevents the mix from settling into a solid mass. The crucial difference from standard mixes is that the components should not be blended into a uniform mush. Each particle must remain its own unit, so the pot never develops a perched water table. This is why capillary action fails in dense compost: the fine pores hold water so tightly that roots cannot extract it, while in a coarse mix water sits loosely in macro-pores and is easily drawn out by root hairs.

One practical measure ties the whole system together. After repotting a Zamioculcas zamiifolia or Aspidistra elatior into a bark-and-pumice mix, water it once thoroughly, then lift the pot every second day and feel its weight. The mix will lose 10 per cent of its saturated weight within a week in a north-facing room — faster than peat, slower than pure grit. That gradual decline is the plant’s cue, and it teaches the grower a rhythm that no calendar can provide.
